How it works

An amortization schedule maps every dollar of every payment to either interest or principal.

With a fixed monthly payment, part of each payment covers the interest accrued on the remaining balance, and the rest reduces the principal. Early in the term, interest dominates — almost the entire first payment may go to interest. As the balance shrinks, the interest share falls and the principal share grows, until the final payment zeroes out the balance.

Use the schedule to see exactly when the crossover happens, how much total interest you'll pay over the life of the loan, and how a different term or rate would change the picture.

Common questions

What is an amortization schedule?

It's a table that breaks down each fixed payment into its interest and principal portions, and tracks the remaining balance after every payment. For a 30-year mortgage the table has 360 rows.

Can this work for a zero-interest loan?

Yes. Set the interest rate to 0. The monthly payment becomes principal ÷ number of months, and every row shows identical principal, zero interest, and a linearly decreasing balance.

How do I export to Excel or PDF?

After calculating, the Excel button downloads a .xlsx file, CSV downloads a plain comma-separated file, and Print / PDF opens the browser's print dialog where you can save as PDF or send to a printer. The print view is a clean, printer-friendly schedule.

Does this handle adjustable-rate or biweekly loans?

No — this calculator is for fixed-rate loans with a level monthly payment. Variable rates, balloon payments, and biweekly schedules follow different math and aren't supported in this version.

Is my loan information saved or shared?

Nothing you enter is sent anywhere. All the math runs in your browser. There are no accounts, no logins, no analytics tied to your loan data.
